STAFF REPORT
The Planning Manager recommends approval of this request subject to the dedication of 15' of
right-of-way along the north property line of Lot IA.
Earl and Faye Guillory, the property owners, wish to subdivide the subject property into three
1.53 acre lots. A house and barn currently exist on what will be Lot 113. Lots IA and I C are
vacant.
The Major Street and Highway Plan designates Washington Boulevard as a secondary arterial.
That portion of Washington between S. Major and Keith Road Extension South calls for an 80'
right-of-way, 4 lanes with a median. The existing right-of-way width for this portion of
Washington Boulevard is 50'. An additional 30'of right-of-way is needed, thus the need for
the dedication of 15' along the northern edge of the subject property.
This replat was sent to all interested parties. No objections have been received.

Transmitted with this letter are 30 copies of a proposed replat of Lot 1, Block 5,
Wescalder Fig Acres, a certified copy of the current tax statement, and the required fees
for a replat of Lot 1, Block 5 of Wescalder Fig Acres.. This replat will create three (3)
lots (Lot I A, 2A, and 3A) out of the tract. Lot 2A is currently occupied by the owner.
The plat is being submitted under Section 24-9 (c) (Minor Plat provision) of the
Beaumont Subdivision Ordinance 83-95.1n reference to this replat, please note the
following:
• The properties front on existing streets, Wooten Road to the east and Washington
Boulevard to the north and therefore will not require the creation or extension of
additional streets.
• The proposed lots exceed the City of Beaumont Zoning Ordinance requirements
for the minimum lot size requirements in length, depth, and area.
• Utility services are available along Wooten Road. A review of the utility maps at
the City of Beaumont Utility Department indicates that there is a 2 1/4 inch water
line on the east side of Wooten Road and an eight (8) inch sewer line on the west
side of Wooten Road.
• Electrical service is already extended to the middle lot servicing Lot 113 of the
replat.
The original signed plats will be provided for signature upon review and approval by you
office.
