Richardson, Planning Manager IM SUBJECT: Consider the preliminary plat of Stone Oak Industrial Park, a replat of Lots 22, 23 and part of Lot 24, M.C. Cartwright Addition. FILE: Preliminary Plat - Stone Oak Industrial Park STAFF REPORT The Planning Manager recommends approval ofthis request subject to the following conditions and with a variance to the maximum cul-de-sac length requirement: I Provide the radii for curves where Stone Oak Drive turns to the west and the turning radii where Stone Oak Drive intersects with Cardinal Drive. (Engineering) 2. Correct the spelling of "temporary" in proposed temporary cul-de-sac. (Engineering) 3. Correct the fire hydrant spacing as per Fire Department requirements. (Fire Department) 4. Loop water line back into Romeda Boulevard, (Fire Department) 5. An alternative design for the water and sanitary sewer needs to be submitted to the Water Utilities office, The water line can not cross the LNVA canal and there are other alternatives for the design of the sanitary sewer system. (Water Utilities) 6. See the City of Beaumont Water Utilities standards for long side sanitary sewer service line connections. (Water Utilities) B-Line Surveyors, Inc. is applying for Phase I of this industrial subdivision. Phase I includes 9 lots varying in size from 1.51 acres to 4.36 acres. The property will be served by Stone Oak Drive which is being developed to industrial street standards with a 70'wide right-of-way and a 41'pavement width. The applicant is requesting a variance ofthe 800'maximurn cul-de-sac length requirement. The cul-de-sac is approximately 2,000'in length, The applicant states that this variance is needed because there is no other reasonable way to configure this industrial park. This plat was sent to all interested parties. At the time of the writing of this report, the aforementioned conditions were the only responses received. Since this plat is a replat of part of a previously platted subdivision, a public hearing will be required. Exhibits are attached. P. 0. We appreciate your review and comments on our initial submittal. We have made the recommended changes and we are now making our formal submittal of said preliminary plat. We are also making a request for variance of the City of Beaumont's Subdivision Ordinance requiring a maximum distance of 800 linear feet of street with a Cul-de-Sac on the end. M,you can see we have placed the Cul-de-Sac at the end of the proposed roadway which is approximately 2000 feet long. We are requesting this variance because there is no other reasonable way to configure this industrial park. If you have any questions please feel free to contact us at your convenience.
