Richardson, Planning Manager HE I SUBJECT: Consider a request for a zone change from LI (Light Industrial) District to RS (Residential Single Family Dwelling) District FILE: 1665-Z STAFF REPORT The Planning Manager recommends approval of this request. In addition, the Planning Manager recommends that the remaining properties along the north side of Chambless (east and west of the subject property) be rezoned to RS (Residential Single Family Dwelling). Careen Valverde, the property owner, has a buyer for the subject property at 1700 Chambless. When the buyer came to City Hall for a permit to build a new home, he was informed that the property is zoned LI (Light Industrial) which does not allow residential. The developed lots along Chambless are occupied by single family residences. 111 1990, a request for RS for two lots immediately to the east of Laura Addition was granted. The subject property is 76' east of this RS zoning. It is apparent that the prominent type of development along the north side of Chambless is going to be single family residential. PETITION FOR REZONING RE: Lot on Chambless Lane OWNER: Coreen Valverde I recently marketed the above referenced property for sale through a local real estate firm. The lot was on the market for sale and a buyer had been secured. On the day of closing, the buyer went to city hall to obtain a permit to construct a new home. He was informed that the lot had been rezoned light industrial and was not available for residential use. A new residence in the area would i - ncrease the surrounding property values. We had many inquiries for the lot, all whose purpose was new home construction. I have every intention of selling this property. If not rezoned, it will have to be sold as light industrial. Light industrial will disrupt the current conforming residential use. To avoid this, the property needs to be zoned back to residential.
