Richardson, Planning Manager Ma r I 'IL IZ SUBJECT: Request for a Preliminary Plat of Pine Glen Subdivision, Fourth Addition, Phase Two FILE: Preliminary Plat - Pine Glen Subdivision, Fourth Addition, Phase Two The Planning Manager recommends approval of this request subject to the following conditions: I Add a note to read "All lots shall be graded to drain to streets. Lots shall not drain onto adjacent lots before and after structures are built." (Engineering) 2. Relocate the street lights as follows: - near the northeast comer of Lot 1, Block 3 - between Lots 3 and 4, Block 2 - between Lots 6 and 7, Block 2 - between Lots 10 and 11, Block 3 - between Lots 14 and 15, Block 2 - between Lots 9 and 10, Block 4 (Traffic Manager) Shaumburg & Polk, Inc. is asking for approval of a preliminary plat of Pine Glen Subdivision, Fourth Addition, Phase Two. This 7.955 acre, 39 lot single family residential subdivision is located south of Tolivar Road, approximately 4,100' west of Major Drive. The subject property will be served by Kathy Lane, a local street and through a connection with the existing Sheila Lane to the east. All utilities will be underground. The property will be served by 6" water and sanitary sewer lines. This plat was sent to all interested parties. At the time of the writing of this report, no objections had been received except for the aforementioned conditions. Once approved, a corrected preliminary plat must be resubmitted to the Planning Division. Exhibits are attached. Schaumburg & Polk, Inc. Pine Glen Subdivision, Fourth Addition, Phase Two will include water, sanitary sewer, storm sewer and street paving. All utilities will be underground. The entrance to the subdivision will be off Tolivar Road. Pine Glen Subdivision, Fourth Addition, Phase Two will develop 7.955 acres and will consist of 39 single family residential lots.
