Richardson, Planning Manager UN SUBJECT: Consider a request for an amended specific use permit to allow the expansion of amini- warehouse facility in a GC-MD-2 District. FILE: 1678-P The Planning Manager recommends approval of this request subject to the installation of trees planted every 25' along the rear property line. Eugene R. Allen, the property owner, would like to expand his existing mini -warehouse facility at 1655 S. Major Drive. In 2001, the City Council approved a zone change and specific use permit to allow the construction of a 40,000 sq. ft. climate -controlled mini -warehouse facility. He now wishes to construct a 17,850 sq. ft. addition. This new structure would be unclimatized. In addition to this building, two additional buildings are shown on the site plan as future development. The new building will be a pre-engineered metal building with a combination of brick and metal panels on the front. Landscaping and an irrigation system will be installed. Drainage of the site will be accomplished by surface drainage from east to west into a ditch and inlets at Major Drive. Allen 10494 Bonwell Loop Kountze, TX 77625-9719 June 26, 2003 Planning Commission and City Council Planning Division, Room 205 Beaumont, TX 77701 RE: Application for Specific Use Permits 1655 South Major Drive Gentlemen: I have enclosed the Application of the Zoning Ordinance, Specific Use Permit Application, along with ten (10) copies of my proposed site plan. As shown on my Site Plan, I propose to build a 17,850 SF (75'x 230') unclimatized storage facility. This building will be a pre-engineered metal building constructed in strict accordance with the City of Beaumont Building Codes and requirements. I plan to have an attractive front on the building where it faces Major Drive by using a combination of brick masonry and metal wall panels. Landscaping in front along Major Drive will consist of small trees, bushes, and plants with an irrigation system. Drainage of this site will be accomplished by surface draining from east to west, into ditch and inlets at Major Drive, We also will maintain ditches at rear and on north side of the property which will drain to Major Drive inlets. Drives will be concrete with the exception of paving over the pipeline easement, which will be an aggregate drive. I feel that given the opportunity to construct this new facility, that it will greatly enhance the beauty and quality of this location. That the specific use will be compatible with and not injurious to the use and enjoyment of other property, nor significantly diminish or impair property values within the immediate vicinity; 2.
