Single Family Dwelling) District.

STAFF REPORT
The Planning Manager recommends approval of this item subject to the following conditions:
I Remove the storage building and the two trailers in the back yard and provide 9 parking
spaces in the back yard.
2. Construct all 8' tall wood screening fence along the east and west property lines,
running from the rear property line to the front edge of the house and waive the 10'
wide landscape strip requirement.
3. Allow only one 24" x 36" sign in the front yard
Elaine Petry, the property owner, is requesting a specific use permit to allow church services
to be conducted in her home at 1384 Euclid.
Ms. Petry states that Sunday school would be held at 10 a.m. and church services would be
conducted at 11 a.m. and 7:30 p.m. on Sundays and at 7 p.m. on Wednesdays and Fridays. She
would hold the services in her living and dining rooms for no more than 25 people.
Ms. Petry proposes putting two signs in her front yard - one 24" x 36" and one 18" x 24". The
lot is 50'x 145'. There is an existing driveway on the west side of the house. Behind the house
is a 68'deep backyard. In that backyard are an 8'x 10' storage building and two small trailers.
The Zoning Ordinance requires 9 parking spaces for this residence/church. There is adequate
room in the back yard for the necessary parking, provided that the aforementioned storage
building and trailers are removed,

This application is in conformance with six of the eight conditions necessary for approval.
Comments on Conditions 4 and 7 follow:
4. The Zoning Ordinance requires that 9 parking spaces be provided. An 8' x 10' storage
building and two small trailers are in the back yard. If the storage building and trailers
are removed there will be adequate area in the rear yard for the required parking.
Otherwise, the applicant will need to request a special exception to the parking
requirements,
7. The applicant is requesting a modification to the landscaping/screening requirements
along the east and west sides of the subject property. There is currently a Ttall chain
link fence surrounding the property. An 8'tall wood screening fence and a 10' wide
landscape strip would be required along the east and west sides of the property.
