SUBJECT: Request for a Preliminary Plat of Washington Manor, Unit 5
FILE: Preliminary Plat - Washington Manor, Unit 5
NOTE: This preliminary plat was denied on February 23, 2004 due to the need
of additional right-of-way by DD#6.
The Planning Manager recommends approval of this preliminary plat subject to the placement
of street lights at the following locations:
- northwest corner of 23rd and Prairie
- between Lots 2 and 3
- between Lots 5 and 6
- between Lots 9 and 10.
Soutex Surveyors, Inc., the applicant, is requesting preliminary plat approval of Washington
Manor, Unit 5, a 5.829 acre, 18 lot single family residential subdivision. The property is
located on the west side of 23 d Street, between College and Washington.
The property will be served by Prairie Street, an approximately 660' long cul-de-sac street. All
public improvements will be constructed to city standards.
The original request for preliminary plat approval was denied by the Planning Commission in
February because DD#6 stated that it needed additional right-of-way for its ditch west of the
subject property. After that meeting, DD#6 and the developer met. An additional 10' of right-
of-way is now being dedicated so DD#6 is recommending approval.
This plat was sent to all interested parties. At the time of the writing of this report, no
objections have been received,
