Richardson, Planning Manager SUBJECT: Request for preliminary plat approval of Grace Addition FILE: Preliminary Plat - Grace Addition STAFF REPORT The Planning Manager recommends approval of the preliminary plat and a variance to the cul- de-sac length requirement. B-Line Surveyors, Inc., the applicant, is requesting preliminary plat approval of a 17.23 acre, 12 lot single family subdivision. The property is located within the City of Beaumont's Extraterritorial Jurisdiction. The subdivision is located offof West Road and will be served by Simons Lane, a 60' wide cul- de-sac. Simons Lane is 1215'in length. The Subdivision Regulations state that a rural cul-de- sac can be a maximum of 800' in length. Lots will typically be one acre in size. There will be one lot at the end of the cul-de-sac that is just over 6 acres in size. This preliminary plat was sent to all interested parties. No negative responses were received.
