Richardson, Planning Manager SUBJECT: Request for a replat of Lot 7, Dishman Addition FILE: Replat - Lot 7, Dishman Addition STAFF REPORT F072n I ILN-0 The Planning Manager recommends approval of this request with a variance to the lot width and depth and minimum lot area requirements of Lot 713. Terri Barnett, the original property owner of all of Lot 7, has sold Lots 713 and 7C to Carl Heartfield. There is a single family home on Lot 7 and 713, each. On Lot 7C is a four -plea. These lots, as well as the four houses on Lot 3 have access to Wall Street, a private street. Wall Street is part of the original Lot 7 and is shown on the replat as an access easement on Lot 7C. This access easement will continue to provide access to all of the aforementioned lots. Lot 713 does not meet the minimum lot depth and lot area requirements of the LI (Light Industrial) District. Those minimum dimensions are 100' by 100'. Residential uses are not a permitted use in an LI District. These homes are legal, non -conforming uses. The minimum lot width and depth for a lot in an RS District is 50' x 100'. This replat was sent to all interested parties. There have been no negative responses received. Exhibits are attached.
