Richardson, Planning Manager SUBJECT: Request for a preliminary plat of Greenfield Addition FILL: Preliminary Plat - Greenfield Addition STAFF REPORT FOW 0 NkW-10J The Planning Manager recommends approval of the preliminary plat subject to the following conditions: 1. Install five street lights between Lots 6 and 7 and Lots 9 and 10, Block 1, between Lots 3 and 4 and Lots 7 and 8, Block 2 and at the intersection of Greenfield Drive and Quail Court. (Traffic Manager) 2. Add Note 6 to read "Lots shall be graded to drain to streets and shall not drain onto adjacent lots before and after structures are built." (City Engineer) 3, Provide the proper spacing for fire hydrants. (Fire Marshall) Parigi Property Management, Ltd. is requesting approval of a 6 acre, 25 lot single family residential subdivision. The property is located on the west side of N. Major Drive, straddling Greenfield Drive. The City Engineer conditioned approval of the preliminary plat upon TxDOT's approval of the storm water drainage. The consulting engineer has submitted a letter from TxDOT approving the drainage plans for the development. This plat was sent to all interested parties. The Fire Marshall denied the plat due to improper spacing of fire hydrants. Providing the proper spacing for fire hydrants has been made a condition of plat approval. Once all conditions necessary for approval have been met, corrected copies of the preliminary plat will need to be resubmitted to the Planning Division.
