Richardson, Planning Manager lwm MIMI SUBJECT: Request for a replat of Lot 7, Block 230, Glenwood Addition into Lots 7 and 7A, Block 230, Glenwood Addition FILE: Replat - Lot 7, Block 230, Glenwood Addition STAFF REPORT The Planning Manager recommends approval of this request with approval of a variance to the lot depth requirement for Lots 7 and 7A. Faust Engineering & Surveying, Inc., the applicant, is requesting a replat of Lot 7, Block 230, Glenwood Addition into Lot 7 and Lot 7A. Lot 7 would contain 0.157 acres, The remainder of Lot 7 would be combined with a remnant of land that fronts on Old Concord Road to create the 0.19 acre Lot 7A. There is an existing house on Lot 7 at 3725 Buffalo Circle. The property owner has erected a fence across the lot where the new rear lot line would be. Lot 7A would be addressed as 3550 Old Concord Road. Lot 7 is zoned RS (Residential Single Family Dwelling) District and GC - MD (General Commercial -Multiple Family Dwelling) District, Most of Lot 7A is zoned GC - MD. The minimum lot depth in both the RS and GC -MD districts is 100'. The lot depth of Lot 7 is approximately 94'. The lot depth of Lot 7A is approximately 92. This replat was sent to all interested parties. No negative responses have been received. Exhibits are attached.
