STAFF REPORT
The Planning Manager recommends approval of the preliminary plat.
Leap Engineering is applying for preliminary plat approval of'rhe Crescent on Walden, Section
Two, an 86.83 acre, single family residential subdivision. The property is located north of The
Crescent on Walden, Section One.
The subdivision consists of 39 lots ranging from 1.026 acres to 1.954 acres in size. As is
Section One, Section Two will be a private development. All streets will be privately
maintained and will be built to City of Beaumont specifications. Only the water and sewer will
be dedicated to the City for public maintenance.
A number of the lots will back onto a 16.7 lake that is being developed as part of the
subdivision, Lakeside Drive, a 60'wide private street with a 28'pavenlent width will provide
access to the subdivision.
This item was sent to all interested parties. No negative responses have been received.

A Private Road Subdivision

Dear Mr. Richardson,
LEAP Engineering, LLC, is pleased to submit the preliminary plat for the above captioned project for
approval. Enclosed are the following items:
• Thirty (30) copies of the preliminary plat containing the signature of the developer,
• A reduced copy (1 VxW") of the signed preliminary plat
• A check in the amount of $350.00 to serve as the filing fee
• Three (3) copies of the portions of the construction plans related to the preparation of the
drainage design
This private road subdivision consists of approximately 86.83 acres that will be divided into 39 lots for
single-family residences. The lots and road encircle a 16.7 acre pond that will be constructed with the
subdivision. The roads will be constructed of Portland cement concrete pavement with the grading taking
stormwater runoff to a curb and gutter collection system which will drain into the pond and a perimeter
ditch running along the rear of the lots which will drain into DD#6 Ditch No. 109-A.
