STAFF REPORT
The Planning Manager recommends approval of this request.
Faust Engineering is applying for a replat of Lot 17, Unit B, Tyrrell Park Addition into Lots
17A and 1713, Unit B, Tyrrell Park Addition. The property is located at 5375 and 5385 Seale
Road.
A house is now located on what will be Lot 17A. That lot will be 140'x 300'. The replat will
result in a "panhandle" lot that will be 60'wide at the street frontage and 200'wide at the rear
of the lot. The purpose of the replat is to sell Lot 17B, A number of lots in the immediate
vicinity of the subject property have been subdivided in a similar fashion over the years.
The proposed lots exceed the minimum lot dimensions as required by the Zoning Ordinance.

FAUST Engineering and Surveying, Inc., is submitting a replat of Lot 17, Unit "B" of
Tyrrell Park Addition. This plat is being submitted under Section 24-9 (c) as a minor plat
since this plat consists of four (4) or fewer lots, fronts on an existing street, and will not
require the extension of municipal utilities or pavement.
The proposed lots meet the minimum, requirements of width, depth, and area required by
the zoning ordinance for this zoning district.
Transmitted herewith are 25 copies of the plat, two (2) mylar original plats, tax
certificate, and filing fees to complete the application.
