A meeting of the Board of Adjustment was held on July 2, 1998 with the following members
present:
Board Member Bob Harris
Board Member Dohn LaBiche
Board Member Mary Jowers
Board Member Glenn Bodwin
Board Member Alvin Cook
Board Member Lamar Roach
Board Members absent: Board Member Joe Ashy
Also present: Murray Duren, Senior Planner; Tyrone Cooper, First Assistant City
Attorney; Adina Abshire, Planning Technician and Jill Cole,
Recording Secretary.
APPROVAL OF MWMS
Board Member Roach made a motion to approve the minutes of the June 4, 1998 Board
of Adjustment Public Hearing. Board Member Bodwin seconded the motion. Motion to
approve carried 5:0.

1) File 410-BA: A request for a variance concerning the square foot area and setback of a
proposed 10 foot high owner identification sign located in an RM-H (Residential Multiple
Family Dwelling -Highest Density) District.
Location: 7655 Park North Drive
Applicant: Creekwood village Apartments

Mr. Duren told the Board that the subject apartment complex consists of 12 buildings with
152 units and was built in 1984. Park North Drive is accessed from Eastex Freeway.
(Board Member Jowers arrived.)
Mr. Duren said that the existing sign is about 4 feet in height and 37 square feet. It is
located in front of the office. The company wants to replace it with a new design and put
it approximately where the flag pole is located. They are requesting a 6 foot setback from
the property line. The existing sign is also 6 feet back from the property line. The
proposed sign is 35 square feet. The regulations allow signs in an RM-H District up to
15 feet in height. The proposed sign is only 10 feet in height.
Board Member Harris confirmed that the Board is to consider an increase in square
footage and a setback of 6 feet instead of 25 feet.
Board Member Roach asked to be excused from the meeting. He was not needed to make
the quorum.
Twenty-two notices were mailed to property owners within 200 feet of the subject
property. One response in favor and none in opposition were returned to staff.
Board Member Harris, acting as Chairman, opened the public hearing and asked for the
applicant's comments.
Tara York, Manager of Creekwood Village Apartments, addressed the Board. She told
the Board that the existing sign is in poor condition. In response to Board Member Harris,
Ms. York said that she receives about 10 inquiries a month from people driving by on the
freeway and she did not think they would incur a financial hardship if the request was
denied.
Board Member Cook asked if there are any single family dwellings close to the complex.
Ms. York said the closest residential subdivision is located several blocks north of the
apartments.
Discussion of whether or not the existing sign could be moved back 25 feet based on the
location of the office and the driveway.
Board Member Harris asked for comments in favor or in opposition. No comments were
made. The public hearing was closed.

Discussion between Board members followed.
Board Member LaBiche made the following motions in regard to File 410-BA: deny the
variance request of 35 square feet from 20 square feet and to approve the variance of a 6
foot setback from the 25 foot requirement. Board Member Jowers seconded the motions.
Motions carried 5:0.
