Richardson, Planning Manager SUBJECT: Request for variances to the 6' height requirement, the 5' setback requirement and the 12 square foot area requirement of Chapter 30-21.2 (c) 8 to allow a sign 10' tall, 3.6' and 2.41' setbacks and 16.5 square feet in area at 2121 McFaddin. FILE: 465-BA STAFF REPORT Glenn Watz, the property owner, is requesting variances to the maximum height requirement, the setback requirement and the maximum square footage requirement for an existing owner identification sign located at 2121 McFaddin (The Green Beanery Restaurant and Shops) in the Oaks Historic District. Section 30-21.2 of the Zoning Ordinance requires that all structures and parking lots (except for main and accessory structures and fences) come into compliance with the regulations within four years. The amortization period has now expired. There is one owner identification sign on the west side of the property identifying the restaurant and shops on the subject property and was in existence prior to the adoption of the ordinance. The applicant shall have the burden of proof to demonstrate that all three conditions necessary for a variance have been met. Exhibits are attached.
