FILE: 488-BA STAFF REPORT In September, 2002, the City Council approved a specific use permit to allow a retail establishment, Jazzy's 11, at 2205 Laurel. This approval was subject to the Board of Adjustment granting a special exception to the parking requirements. The prior use of the property was a property management office. The property management office has since closed. However, a cabinet maker currently occupies the rear half of the building. Jazzy's 11 occupies the front half of the building which consists of two floors. When the property management office occupied the building, ten parking spaces were required. The present uses require 36 spaces. On the subject property are I I spaces. The Board of Adjustment may grant a special exception when the Board finds that such special exception will not adversely affect the value and use of adjacent or neighboring properties or be contrary to the public interest. The Board of Adjustment may waive or reduce off-street parking and loading requirements when it finds the same are unnecessary for the proposed use of the building or structure for which the special exception request applies. We are a small business trying hard to continue to serve the public. We've worked very hard in the last 14 years building our business. We enjoy our new location, I and we haven't had a problem with parking. You are welcome to visit Jazzy's and view our parking at anytime. We don't have a problem with parking, because most of our clients are seen by appointments. We have invested all of our savings into this business. Please allow us to continue to operate our small business We are having the parking area striped for convenience. We are located in a residential area were approximately a third of our clients live.
