FILE: 511 -BA STAFF REPORT Curtis Thorpe, the property owner, is wishing to construct an attached covered patio onto the rear of his house at 4820 Christina, The proposed patio will be 13' 4" from the rear property line. The 20'x 20'patio will include a half bath, sink and dishwasher, cooking facilities, ice maker, fireplace and storage. The patio will provide an outdoor living area that will complement the existing swimming pool in the back yard. An 8' wide easement runs along the rear of the property. In an RS District, the 25' rear yard setback may be reduced to 15' if no other accessory buildings are permitted in the reduced rear yard. A swimming pool is permitted within the reduced rear yard. The applicant shall have the burden of proof to demonstrate that all three conditions necessary for approval have been met. Exhibits are attached.
