SUBJECT: Request for a variance to the minimum required side yard setback from 7.5' to V for an
addition to an existing house.

STAFF REPORT
Matthew and Desiree Rokovich are wanting to build a two story addition to the rear of their
house at 270 Central Caldwood. The addition will be 17'4" x 21' and will include a master
bath on the first floor and a game room on the second floor.
The Zoning Ordinance requires that a two story structure be set back 7.5' from an interior side
property line. The Rokovich's state that due to the irregular shape of the property, the addition
will come within V of the property line.
The applicant shall have the burden of proof to demonstrate that all three conditions necessary
for approval of a variance have been met.

To Whom It May Concern:
We are submitting a request for a variance on our property because we are
planning on constructing a 2-story addition to our home and due to the awkward
shape of our property our proposed addition will come within I foot of our
property line.
Enclosed you will find a site plan showing where our addition will be. It will not
be in the front of the home, which may be an eyesore for our neighbors during
construction, but rather it is in the rear.
This addition will not affect our neighbors in any way. Along with the addition
we will also be upgrading and beautifying our entire house which shall be
pleasing to our neighbors.
We do respect the ordinance and appreciate the job it does; however we feel
that the narrow angle that our property makes, has caused an unnecessary
hardship.
