SUBJECT: Request for a variance to the front yard building setback in an RS (Residential Single
Family Dwelling) District. The building exceeds the minimum front building setback
by 12 feet,

STAFF REPORT
Jason McKnight, the applicant and contractor, has begun construction of a 6'x 12' addition to
the front of the house located at 619 Euclid. The construction was begun without a building
permit.
The addition is 13 feet from the front property line. In an RS (Residential Single Family
Dwelling) District, a 25 foot front yard building setback is required.
The applicant shall have the burden of proof to demonstrate that all three conditions necessary
for a variance have been met.

Dear Board Of Adjustment,
The house needed a larger entrance area with easier access into the house. We also
will be leveling the house.The back porch will be rebuilt to make it safer and better
looking. We are installing vinyl siding which will help improve value and
appearance on home.
The overall improvements on the home will make it safer and better in appearance,
which will also help to make the neighborhood look cleaner. When we are Finished
the house will have better value and will be up to city code.

The Board of Adjustment has the power to grant variances where the following listed conditions have been rn,,t.
Indicate how your application meets each of these conditions in the space following each condition. (The
applicant has the burden of proof to demonstrate that all three of the conditions necessary for a variance
have been met).
Except as, otherwise prohJbited, the Board is empowered to authorize a variance from a requirement of the Zoning
Ordinance when the Board finds that all of the following conditions have been met:
CONDITION A: That the granting of the variance will not be contrary to the public interest.

CONDITION 13: That literal enfoicement, of the ordinance will result in unnecessary hardship because
of exceptional narrowness, shallowness, shape topography or other extraordinary or exceptional physical situation
or physical condition unique to the specific piece of property in question. "Unnecessary hardship" shall mean
physical hardship relating to the property itself as distinguished from a hardship relating to convenience, financial
considerations or caprice, and the hardship must not result from the applicant or owner's own actions.
