STAFF REPORT
Gerald Condon is requesting permission for a commercial construction and renovation business
at 747 College Street. This property is the previous location of Fire Station #1. Mr. Condon has
plans to renovate the existing building and use the property as the new headquarters, offices and
distribution center for his Commercial Construction and Renovation company, Gerald Condon
Properties, Ltd. No changes are proposed for the layout of the property and all utilities are
existing and in place. There is no exterior storage planned.
Staff recommends approval of the request.
Please note that final occupancy approval is subject to review and acceptance of submitted plans
and field inspections to verify compliance with applicable codes.

RE: Specific Use Permit for 747 College St, Old Beaumont Fire Station #1
Dear Mr. Chris Boone,
Gerald Condon Properties, Ltd are pleased to announce our purchase of the old Beaumont Fire
Station #1, at 747 College St, Beaumont. Our plans will renovate and restore the facility and
site for use as our new Headquarters, offices and distribution center for our Commercial
Construction and Renovation company. This will allow our service trucks indoor staging and
loading for the various projects we serve, while providing a new Design Center for new and
existing projects. And provide an assembly/holding area for case goods, flooring, lighting and
typical material usage associated to each projects.
The renovation at our new Headquarter will include fresh landscaping, cleaning and painting
the entire building inside and out. Improvements will include but not limited to new flooring,
ceiling tiles, light fixtures, cabinets and roofing typically required due to vandalism, weather
deterioration or general life span. My company will submit and purchase the required'
construction permits for segment as necessary with our various subcontractors or ourself,
depending on the scope of work.
We are excited to become a Downtown neighbor and meeting our new friends within the
