HomeMy WebLinkAboutCA-56DATE: May 23, 1994 TO: Historic Landmark Commission FROM: Planning Division REQUESTED ACTION: Request to consider an application for a Certificate of Appropriateness for enclosure of a garage by replacing the existing garage door with a 36 x 80 inch door and two aluminum windows for property within the Oaks Historic District. The subject property is located at 2263 Long Avenue. *STAFF REPORT* STAFF RECOMMENDATION FILE: CA-56 Staff recommends approval of the request. The ordinance states that the contemporary design for alterations and additions to existing properties should not be discouraged when such alterations and additions do not destroy significant historic, architectural or cultural material, and such design is compatible with the size, scale, color, material and character of the property and its environment. While Staff recognizes that the enclosing of the garage would change the character of the house, Staff feels that the proposed remodelling would not adversely affect the looks of the structure, would not be detrimental to surrounding properties and would not violate the intent of the historic district regulations. The new door was chosen to match the existing front door as much as possible, the windows will match the windows that exist on the upper floor of the garage and the new siding will match the existing siding. The applicant has explained that due to past construction in the garage, the garage door can be only partially opened. Floor joists and a center beam were installed which prohibit the garage door from opening properly. FILE# CA-56 PROJECT INFORMATION Page 2 In October, 1993, the applicant received a certificate of appropriateness for the replacement of the existing windows with aluminum windows. On May 5, 1994, the applicant received a certificate of appropriateness for painting the house, replacing the rusted wrought iron fence with a white picket fence and replacing the garage door with a 36"x8a" door and 2 aluminum windows. When the certificate of appropriateness was brought to the attention of the Planning Director, he made the determination that the work being done to the garage would change the character of the house enough that the proposed work should be reviewed by the Historic Landmark Commission. A stop -work order was issued for the enclosure of the garage until such time that the Historic Landmark Commission could hold a public hearing on the certificate of appropriateness.
