2003 and 2015 North to Lots 1, 2 and the East 20' of Lot 3, Block 33, McFaddin

The Planning Director recommends approval of this request.
Old Town Investors wishes to buy and relocate these two houses to the property at the
northwest corner of Hazel and Fourth. The houses will be renovated at their new locations
and used for single family residential uses. That property is zoned RS (Residential -Single
Family). These two houses are currently located at the southwest corner of North and Fourth,
behind Broussard's Mortuary. Both houses are owned by Broussard's Mortuary.
Broussard's would eventually like to expand its parking where these houses are now located,
A specific use permit and a certificate of appropriateness will be required for this expansion.
2003 North was built c. 1906 and is of an Italian Renaissance Revival style. 2015 North was
built c. 1918 and is of a Vernacular Craftsman style.
The relocation of these two structures will provide for a better location for single family
residences and will also allow for the possible future improvement of the Broussard Mortuary.

10. Description:
One story frame. Gable front roof covered with asphalt shingles. Overhanging eaves and exposed rafters. Louvered
vent in gable. Two one -over -one sash beside an off -center louvered screen door. Gable front portico with exposed
beam supports and two square wood columns with bannister. Wood porch and cement steps.
11. Present Condition Fair. The house has some wood rot and Problems with moisture. Overgrowth of vegetation on the facade.
12. significance:
The house is typical of middle class housing built in Beaumont after the first Spindletop boom.

Two story stucco -over -frame structure. Hip roof covered with asphalt shingles to simulate ceramic tile. Overhanging
eaves and paired brackets at corners. Two one -over -one sash. Belt course between floors. One one -over -one sash
beside multi -pane door with two multi -pane sidelights. Canvas awning above door. wood bannister with four square
Doric half -columns. Cement porch and foundation.
11. Present condition Good. The building appears structuraliX sound and well -maintained.
12. Significance:
The house is a fine example of a modest upper middle class structure built in Beaumont after the first Spindletop
boom.
