concrete tile roof with composition shingles

Mr. Lester Tanton, property owner, is requesting a certificate of appropriateness for the
replacement of an existing concrete tile roof with composition shingles at 2250 Laurel.
The tile roof is one of the major architectural features of the structure.
The 1990 SPARE Beaumont stated that this structure was built c. 1925 and is of the
Spanish Colonial Revival style. The house is an example of middle class housing built in
Beaumont in the 1920's. At the time of the survey it was noted that the house was in poor
condition.
Back in 1996, the City of Beaumont tagged this structure as substandard and in need of
demolition. At that time, repairs to the structure exceeded 50%b of the appraised value.
Due to a change in ownership, no action was taken on the demolition.
In January, 1998 Mr. Tanton entered into a "Work Program Agreement" to begin basic
repairs necessary to meet code requirements and reconnect utility services. Mr. Tanton
received a certificate of appropriateness to make some exterior repairs with like materials
only.
Mr. Tanton states that the reasons for this certificate of appropriateness are due to the
weight that the existing roof is putting on the house, the unavailability of this type of tile,
the unavailability of craftsmen to repair this type of roof and the cost of replacement.
