SUBJECT: Request for approval of a historic preservation loan for 2394 Calder

STAFF REPORT
The Planning Manager recommends approval of this request for a historic preservation loan.
Dr. Jerry Johnson, the property owner, wishes to renovate the house at 2394 Calder so that he can
rent it out for a psychologist office.
The dollar amount of the request is for $31, 879.00. The work to be done to the house includes
leveling the foundation, some exterior asbestos abatement and re -roofing.
The house is one of three properties on the north side of Calder that are included in the Oaks
Historic District. This property is not listed in SPARE. Dr. Johnson states that the house was
built in 1915.
The monthly payments will be $442.76 per month for 72 months.

SUBJECT: Budget estimate for 2394 Calder asbestos abatement
Dear Ms. Christie,
As per our conversation and reviewing the asbestos contents of the area, it is our estimate
that these materials can be removed and disposed of for a combined sum of $10,000.00.
The removal portion at approximately $7000.00 and the consulting portion design- ated to
the remaining $3,000.00 represent a break down of this figure.

It is agreed between Rock Solid Foundation Systems and Owner(s) that in the event there is any
disagreement or dispute arising out of an aspect of this Proposal and Contract, the parties shall
attempt to resolve any dispute through a non -binding, mediation. If non -binding mediation is not
sucoessful, the parties agree that any and all disputes, claims or causes of action shall be
submitted to binding arbitration before the American Association, In accordance with the rules and
regulations therein.

The final payment made to Robert Berry, ]r. or Rock Solid Foundation Systems will
signify that the Owner(s) of the property or the financially responsible party are of
total satisfaction with all work performed and are in full acceptance of this contract If
final payment is not received on the date of completion, an eighteen percent (18%)
interest charge per day shall apply to the unpaid balance until paid in fell.
Acceptance
I/We herein acknowledge that Rock Solid Foundation Systems has been retained by
my/our signature(s) below to perform the services herein described according to the
terms and conditions thereof. Rock Solid Foundation Systems has no additional
obligations other than those found in writing in this contract.
I/We hereby authorize Rock Solid Foundation Systems to furnish all material and labor
required to complete the aforementioned work in the above agreement for which I/we
agree to pay the amount stated in said proposal according to the terms thereof.
