space in the front yard

The Planning Manager recommends approval of this request.
Enoch Bridges, the property owner, wishes to construct a parking space approximately 8' x 30'
adjacent to an existing driveway at 2545 Pecos. The proposed parking space will flare off of the
existing driveway. The existing curb -cut will not be widened.
Mr. Bridges states that the existing driveway is in poor condition and he wishes to replace it. Due
to its width, the driveway is hard to maneuver. The existing driveway is approximately 6 '/2 `
wide. It runs along the east side of the house. There is approximately 8' between the house and
the fence. There is a garage behind the house.
Mr. Bridges originally thought about building a new driveway to his garage along the west part
of his property. However, that option was cost prohibitive.
It is still his intention to rebuild the driveway in its existing location but he would like to add the
aforementioned parking space.
Mr. Bridges also states that the parking situation along Pecos Blvd. is tight. Pecos Blvd. is one
Iane in each direction. While on -street parking is not prohibited, Mr. Bridges states that when
a car is parked on the street, traffic flow is severely constricted.
