The Planning Manager recommends approval of this request.
The Clean Community Department is requesting a certificate of appropriateness to allow the
demolition of a house at 2260 Harrison.
The structure was tagged as substandard on September 30, 2002. At that time, Mr. and Mrs.
Dennis Swearingen were identified as the property owners but the property was being sold to
Raul and Diana Castillo. The Castillo's enrolled in a work repair program on October 25, 2002.
The work program ended on February 25, 2003.
Mr. Swearingen called Pam Loiacano's office and informed her that the Castillo's had defaulted
on their contract. Mr. Swearingen had a carpenter inspect the structure and was told that it had
major structural problems. Mr. Swearingen informed Ms. Loiacano that he wanted to sign a
demolition consent form to have the City demolish the structure.
Ms. Loiacano states in her report that the structure has 50% or more damage of non -supporting
members and 33% or more damage of the supporting members. The structure itself is
appraised at $7,880 for a total property value of $14,540.
The property is not listed in the SPARE Beaumont Survey.
