The Planning Manager recommends approval of the modification to the tax exemption for 232-
275 Crockett and 373-375 Pearl.
This tax exemption will only apply to the properties being renovated in Block 15. These
properties are included in the National Register Beaumont Commercial Historic District and have
been identified in the 1977 SPARE survey as contributing structures to the Downtown District.
Crockett Street Development, Ltd. received a partial historical tax exemption for 232-275
Crockett Street and 373-375 Pearl in 1999. They are now requesting that the City of Beaumont
reconsider and grant a tax exemption as allowed under Article IV, Sections 25-57 - 25-62 of the
Code of Ordinances. Such approval would allow a historical tax exemption for a term of ten
years and would hold the existing taxable value of the structures at their present value. At the
time of the original request, the properties were appraised at $184,760.
The Crockett Street Development, Ltd. is renovating these five buildings for use as an
"entertainment center" consisting of various restaurants and entertainment venues. The buildings
are being renovated in accordance with the Secretary of the Interior's Standards for
Rehabilitation. Over $3 million is being spent to renovate the buildings. The opening of the
complex will occur later this year.
LEGAL DESCRIPTION FOR ORDINANCES PURPOSES
Being a 0.645 acre tract of land out of and a part of Lots 98, 99, 100 and 101 of Block 16 of the
Original Townsite of Beaumont as recorded in Volume 448, Page 249 of the Deed of Records of
Jefferson County, Texas. Said 0.645 acre tract being situated in the Noah Tevis Survey, Abstract
No. 52, Jefferson County, Texas.
