STAFF REPORT
Mark W. Whiteley and Associates, Inc., has requested approval of the replat of Lots 7-
10, into Lots 7A & 8A, Block 56, Van Wormer Addition, Beaumont, Jefferson County,
Texas. The property is located at 1150 Fannin Street and 561 Victoria Street. No new
infastructure will be needed for this replat.
The purpose of the plat is to create two (2) lots. Lot 8A is designated for a cell tower and
is proposed to be 60'x60'. A waiver is requested for the minimum lot width and depth
requirements of 100 feet for a lot in an LI (Light Industrial) District. A Specific Use
Permit for the cell tower was approved by the Planning Commission and City Council in
May of this year.
The Planning staff recommends approval subject to a waiver to the minimum lot width
and depth requirements for Lot 8A.
