Richardson, Planning Manager SUBJECT: Request for a replat of a 1.97 acre portion of Lots 1 - 6, Block 2, Suburban Acres FILE: Replat - Portion of Lots 1 - 6, Block 2, Suburban Acres NOTE: A replat of this property into 16 lots was denied by the Planning Commission on August 16, 2004 STAFF REPORT The Planning Manager recommends approval of the replat subject to the following condition: 1. Provide a drainage analysis of the existing and proposed conditions of the surrounding areas which will be affected by the proposed development of Adams Voth Road Addition and construct the necessary drainage improvements to handle the additional runoff. Piping the ditch shall be based on the hydraulic analysis design for the pipe size on the area improved and downstream pipe size upgrades and ditching reconfiguration. (City Engineer) Faust Engineering & Surveying, the applicant, is requesting approval of a replat of a portion of Lots 1 - 6, Block 2 of Suburban Acres. These 1.97 acres will be subdivided into 14 single family residential lots. Typical lot size will be 58' x 100'. All lots will have access to Old Voth Road. The property is currently zoned GC-MD (General Commercial-Multiple Family Dwelling) District. However, the property owner is requesting a rezoning to RS (Residential Single Family Dwelling) District. The City Engineer has expressed concerns about drainage problems along Old Voth Road. He states that the existing roadside ditch along Old Voth Road is too shallow. Therefore, he has conditioned plat approval upon a hydraulic analysis being done to determine the carrying capacity of the roadside ditch and what improvements must be made by the developer.
