STAFF REPORT
The Planning Manager recommends approval of the replat and to the
following variances:
1. Lot 1A
Minimum lot depth from 100' to 72.18'
Minimum lot area from 5,000 sq. ft. to 3,601 sq. ft.
Minimum rear yard building setback from 25' to 8.23'
2. Lot 1B
Minimum lot depth from 100' to 49.93'
Minimum lot area from 5,000 sq. ft. to 3,394 sq. ft.
Minimum front yard building setback from 25' to 6.15'
Minimum rear yard building setback from 25' to 0.15'
Minimum side yard building setback from 5' to 4.49'
Mark W. Whiteley & Associates, Inc. has applied for a replat
of Lot 1, Block 21, North Addition into Lots 1A and 1B, Block
21, North Addition with variances to the minimum lot depth
requirement from 100' to 72.18' and from 100' to 49.93'; the
minimum lot area requirement from 5,000 sq. ft. to 3,601 sq.
ft. and from 5,000 sq. ft. to 3,394 sq. ft.; to the minimum
rear yard building setback from 25' to 8.23' and from 25' to
0.15'; to the minimum front yard building setback from 25' to
6.15'; and to the minimum side yard building setback from 5'
to 4.49'.
These three residential structures were built many years ago
and it the desire of the current owner to replat this lot in
order to sell the structures. One structure is located on the
proposed Lot 1A at 2310 Grand. Two other structures (a duplex
and a single family dwelling) are located on the proposed Lot
1B at 830, 840 and 850 Spruce.
