Cartwright Addition into Lots 1-8, Block 1 and Lots 1-8, Block 2, Jehovah Jireh Village FILE: Replat - Lots 1-8, Block 1 and Lots 1-8, Block 2, Jehovah Jireh Village STAFF REPORT The Planning Manager recommends approval subject to the following conditions: 1. Mark W. Whiteley & Associates has requested approval of a replat of Block 13, M.C. Cartwright Addition into Lots 1-8, Block 1 and Lots 1-8, Block 2, Jehovah Jireh Village. The property is located on the south side of Sarah, approximately 712 feet west of Warren. Antioch Missionary Baptist Church plans to develop this single family subdivision for low/moderate income persons. The City of Beaumont is participating in this subdivision with CDBG monies for infrastructure. In a related matter, Antioch Missionary Baptist Church is requesting a zone change from GC-MD to RS. This initial phase will consist of 16 single family lots with a typical lot size of 65' x 156.85'. Shalom will provide access to the subdivision and will have a 50' wide right-of-way with a 27'6" pavement width. There is currently a drainage ditch that runs across the property. That ditch will be abandoned and the drainage for Phase One will be tied into an underground storm sewer at the southeast corner of the subject property. Exhibits are attached.
