Richardson, Planning Manager SUBJECT: Consider a request for a replat of Block 23, Gulf Terrace Addition into Lots 1-4, Block 23, Gulf Terrace Addition. FILE: Replat - Lots 1-4, Block 23, Gulf Terrace Addition STAFF REPORT The Planning Manager recommends approval of the replat subject to the following condition:  Combine Lots 3 and 4 to make one lot. The Planning Manager also recommends that a variance be granted to the lot depth requirement for the combined Lots 3 and 4. Faust Engineering & Surveying, Inc. is requesting approval of the replat of Block 23, Gulf Terrace Addition. Block 23 is a triangular piece of property 0.83 acres in size. The property owner would like to resubdivide the property into four lots ranging in size from 0.12 acres to 0.47 acres. Lots 1 and 2 meet the minimum lot depth, lot width and lot area requirements. Lots 3 and 4 do not meet the minimum lot depth requirements. Faust Engineering is requesting a variance to the lot depth requirement for Lots 3 and 4. Those lots do meet the minimum width and area requirements. The Planning Manager feels that a house could be better accommodated by combining those two lots. Exhibits are attached.
