Richardson, Planning Manager SUBJECT: Consider a request for a replat of a portion of Lot 7, Block 6, Wescalder Fig Acres into Lots 1-3, Geaux Addition. FILE: Replat - Lots 1-3, Geaux Addition STAFF REPORT The Planning Manager recommends approval subject to the following conditions and approval of variances to the minimum lot width requirement for Lots 1 and 2:  Dedicate 10' of right-of-way along Washington Boulevard. (Planning)  Show addresses of Lots 1 and 2. (Planning) Faust Engineering and Surveying, Inc. has applied for a replat of a 0.91 acre portion of Lot 7, Block 6, Wescalder Fig Acres. The subject property will be subdivided into Lots 1-3, Geaux Addition. Lots 1 and 2 will front on Washington and Lot 3 will front on Wooten. A house sits on Lot 3. All three lots will exceed the minimum lot depth and area dimensions as required by the Zoning Ordinance. Lots 1 and 2 will be 0.17 acres in size and Lot 3 will be 0.57 acres. The applicant is requesting a variance to the minimum lot width requirement for Lots 1 and 2. The minimum lot width is 50'. Lots 1 and 2 are each 49.88' in width. Washington Boulevard is designated as a secondary arterial. The City Engineer states that 70' of right-of-way is required. The existing right-of-way is 50' so an additional 10' of right-of-way is being required. This item was sent to all interested parties. No negative responses were received. Exhibits are attached.
