Richardson, Planning Manager SUBJECT: Request for a replat of Lot 1, Block 4, Driving Park Addition FILE: Replat - Lot 1, Block 4, Driving Park Addition STAFF REPORT The Planning Manager recommends approval of this replat and of the variance requests to the minimum lot area and minimum lot depth requirements. Raymond Gregory IV, the property owner, is requesting the replat of Lot 1, Block 4, Driving Park Addition. Lot 1 will be subdivided into Lots 1A and 1B. The property=s address is 4316 Ogden and 943-949 Essex. The property is currently developed with a three unit one story house and a four unit two story apartment building. These two structures have been used as multiple family since 1988. Mr. Gregory states that to finance or refinance these properties in their current configuration, most lenders would determine the property constitutes a A commercial-type @ dwelling (because of the total unit count being greater than four) which requires a commercial appraisal and commercial insurance. By dividing the property into two separate lots, he would be able to retain the residential nature of the property and be able to get the more affordable residential appraisal and insurance for the structures. The subject property is zoned RS (Residential Single Family Dwelling) District. The minimum lot dimensions are 50' x 100' and 5,000 sq. ft. in area. Lot 1, Block 1, Driving Park Addition is 50' x 150'. The replat would make two 50' x 75' lots. This replat was sent to all interested parties.
