Richardson, Planning Manager SUBJECT: Request for a replat of Part of Lot C, Block 20, all of Lot D, Block 20 and all of Lots A-C, Block 21, Heflebower and Scott Addition, part of Lot 2, Block 2, Cardinal City Addition and a portion of an abandoned 30' road into Delta Business Park, Lots 1-3 FILE: Replat - Delta Business Park, Lots 1-3 STAFF REPORT The Planning Manager recommends approval of the replat and of the variance to the minimum lot width requirement from 100' to 60'. Mark W. Whiteley & Associates, Inc. has applied for a replat of part of Lot C, Block 20, all of Lot D, Block 20 and all of Lots A-C, Block 21, Heflebower and Scott Addition, part of Lot 2, Block 2, Cardinal City Addition and a portion of an abandoned 30' road into Delta Business Park, Lots 1-3. The property is located on the south side of W. Cardinal Drive, approximately half-way between Fannett Road and Ward Drive. Delta Business Park, Lots 1-3 is a 9.31 acre, 3 lot commercial/industrial subdivision. All three lots will have frontage on Cardinal. The property is zoned LI (Light Industrial) District. In a LI District, the minimum lot width is 100'. Lot 3 has a minimum width of 60'. The Planning Commission must grant a variance to the minimum lot width for Lot 3.
