Richardson, Planning Manager SUBJECT: Consider a request for a replat of Lot 7, Block 17, Parkdale Addition into Lots 7A and 7B, Collins Addition, No. 1 FILE: Replat - Lots 7A and 7B, Collins Addition STAFF REPORT The Planning Manager recommends approval subject to receiving a special exception to the parking requirement for Lot 7B and approval of the variances to the minimum lot depth and area requirements. Access Surveyors has submitted an application for a replat of Lot 7, Block 17, Parkdale Addition. The property is located at 2250 Angelina and 50 Guffey Street. The resubdivision will create one 50' x 90' lot and one that measures 50' x 50'. Two houses are located on the subject property. The houses have been in existence for many years. The property owner wishes to sell one of the houses, thereby necessitating the need for the replat. The minimum lot requirements for a property in an RM-H District are 5,000 sq. ft. in area, a 50' width and a 100' depth. Both lots meet the lot width requirement but not the lot depth or area requirements. Variances to the lot depth and area requirements will be required for approval. In addition, the Zoning Ordinance requires that each residence provide two parking spaces. The resubdivision of this lot will create a lot (7B) without adequate parking. A special exception to the parking requirement would be required by the Zoning Board of Adjustment. Exhibits are attached. PUBLIC NOTIFICATION Notices mailed to property owners 16 .
