SUBJECT: Consider a request for a replat of a portion of Lot 1, Block 9,
Wescalder Fig Acres into Lots 1-3, B. Maricle Addition

STAFF REPORT
The Planning Manager recommends approval of the replat subject to
the following condition:
1. Provide a 30' front building setback along Wescalder.

and the variance to the side yard building setback from 15'
to 13'.
Tom Rowe, representing Mark W. Whiteley & Assoc., has applied
for a replat of a portion of Lot 1, Block 9, Wescalder Fig Acres
into Lots 1-3, B. Maricle Addition. The property is located
at 2590 Wescalder, 8870 Baker and 8880 Baker.
Mr. Rowe states that there are existing structures on Lots 1
and 3. As part of this replat, he is requesting a variance
to the side yard building setback on Lot 1. The normal building
setback requirement for an exterior side yard is 15'. The
existing residence on Lot 1 is approximately 35 years old and
was constructed 13' from the side property line.
This item was sent to all interested parties. No negative
responses have been received. The Planning Manager recommends
that the front building setback along Wescalder be shown at
30'. Wescalder is classified as a major collector. As such,
a minimum 60' wide right-of-way is required. Wescalder
currently has a 50' wide right-of-way. While the City has no
plans to widen Wescalder at this time, providing a 30' front
building setback would accommodate additional widening if it
were to occur in the future. The existing house is located
approximately 38' back from the front property line.
