STAFF REPORT
The Planning Manager recommends approval subject to the following
conditions:
Acceptance of Washington Village Parkway by City Council
Provide the necessary drainage improvements as per the
City Engineer=s requirements.
Provide the necessary street lights and stop signs and/or
street markers as per the Transportation Manager=s
requirements.
Negotiate with the neighboring property owner to the east
to provide a 10' wide general utility easement on either
side of Wolf Creek Drive.
Fittz and Shipman, Inc. have applied for a preliminary plat of Wolf
Creek Addition, Section One, a 10.259 acre single family residential
subdivision. Phase One includes 39 lots.
The property will accessed by Wolf Creek Drive which will connect
with Washington Village Parkway. In November, 2005, the Planning
Commission approved a final plat for the dedication of Washington
Village Parkway. The acceptance of that street must be accepted by
City Council.
This plat was circulated to all interested parties. The City Engineer
offered the following comments:
Design and provide underground drainage system along
Washington Village Parkway with enough capacity to
handle drainage flow from proposed development.
Provide easement and underground drainage system for
outfall pipe with enough capacity into DD#6 receiving
ditch with concrete riprap at tie-ins.
All pipes crossing Washington Village Parkway shall be
bored.

The Transportation Manager offered the following comments:
Street lights are required at the following locations:
S Block 1 - between Lots 2 and 3, between Lots 6
and 7
S Block 2 - between Lots 2 and 3, between Lots 7
and 8, between Lots 15 and 16, between Lots 23
and 24
S Intersection of Wolf Creek Drive and Washington
Village Parkway
S Intersection of Wolf Creek Drive and Dylan Drive
S At the dead-end of Dylan Drive
S Mid block on Wolf Creek Drive, between Dylan Drive
and Washington Village Parkway
Stop signs and/or street markers shall be installed by the
developer at the following locations:
S Elk Run at Dylan Drive
S Wolf Creek Drive at Dylan Drive
S Ridgeline Circle at Dylan Drive
S Canyon Drive at Dylan Drive (street marker only)
S Wolf Creek Drive at Washington Village Parkway.
