Richardson, Planning Manager SUBJECT: Request for a preliminary plat of Windemere Addition, Section Two FILE: Preliminary Plat - Windemere Addition, Section Two STAFF REPORT The Planning Manager recommends approval of the preliminary plat subject to the following conditions:  Relocate and provide additional street lights as required by the Transportation Manager (Transportation)  Provide a master plan for the water and sanitary sewer lines for review of the water and sanitary sewer locations and sizing (Water Utilities)  Locate the proposed sanitary sewer main within the right-of-way of N. Windemere.  Provide a temporary cul-de-sac at the end of N. Windemere Dr., water lines and fire hydrant spacing as per the Fire Marshall=s requirements (Fire) Windemere Development Company is proposing to develop an additional thirty-six single family residential lots in Windemere Addition, Section Two. Typical lot size will be 70' x 118'-120'. Five of the proposed lots will be built on the existing Windcastle and Windcrest Drives. The remaining thirty-one lots will be built on an extension of North Windemere Drive. A temporary cul-de-sac turn-around will be built at the end of N. Windemere Drive which will allow for future expansion. This preliminary plat was sent to all interested parties. The Fire Marshall states that the temporary cul-de-sac turnaround is too small, the water line needs to be looped and the fire hydrant spacing needs to be revised. The Civil Engineer has been made aware of these comments and is currently negotiating with the Fire Marshall. Exhibits are attached.
