SUBJECT: Consider a request for preliminary plat approval of Willowcreek
Parkway Right-of-Way

STAFF REPORT
The Planning Manager recommends approval subject to the following
condition:
1. Provide a street name that is not a duplicate the name
of an existing street. (911)
2. A traffic impact report shall be submitted for review and
approved by the City of Beaumont. prior to construction
of the street. (Transportation Engineering)
3. Add a statement to the plat that clearly states that BISD
will construct all of the drainage infrastructure outside
of the road right-of-way and maintain it in perpetuity.
The statement must ensure that the adjacent properties
along the northwest and southwest sides of the BISD
project, up to IH-10, and up to the canal on the southwest
will be accommodated with respect to drainage, and will
be allowed to drain through the culverts, ditches and
detention pond on the BISD property. (DD#6)
4. Show the size of the proposed sanitary sewer line.

Michelle Falgout, representing Fittz & Shipman, Inc., has
applied for preliminary plat approval of Willowcreek Parkway
Right-of-Way.
The proposed right-of-way is required for the development of
the future BISD Multi-Purpose Facility. The road right-of-way
consists of 4.249 acres and is being platted out of the property
owned by BISD and the Willowcreek Industrial Park Section II
Partnership. The street right-of-way will be 80 feet wide with
a 37' wide concrete pavement.
