Richardson, Planning Manager SUBJECT: Request for preliminary plat approval of Westchase Village, Section IV FILE: Preliminary Plat - Westchase Village, Section IV STAFF REPORT The Planning Manager recommends approval of this request subject to the following conditions:  Install three OM-4P End-of-Roadway markers at the dead-end of Devonshire Drive. (Traffic)  Use only HDPE for uniformity of the kind of pipe installed in Westchase Subdivision for phases of development. (Engineering)  Relocate the most westerly curb inlet=s location so that no ponding will occur in the cul-de-sac. (Engineering) Fittz & Shipman, Inc., the applicant, is requesting approval of the preliminary plat for Westchase Village, Section IV. This subdivision consists of 18 single family residential lots. Typical lot size will be 90' x 130'. The property will be accessed by an extension of Cobblestone Court, Devonshire Drive and Amberwood Drive. Each of these streets will have a 50' right-of-way and a 28' pavement width. Proposed 8" water lines and 8"-10" sanitary sewer lines will be installed to serve the subdivision. This preliminary plat was sent to all interested parties. As of the writing of this staff report, no objections have been received. Exhibits are attached.
