SUBJECT: Consider a request for preliminary plat approval of Westchase
Village, Section 8

STAFF REPORT
The Planning Manager recommends approval of the preliminary plat
subject to the following conditions:
Correct the width of the drainage easement between Lots 9 and
10 to 20'. (Engineering)
Provide an additional 5' utility easement along either side of the
20' drainage easement between Lots 9 and 10. (Entergy)
Fittz & Shipman, Inc. is requesting preliminary plat approval of
Westchase Village, Section 8, a 5 acre, 17 lot, single family
subdivision.
Typical lot size will vary from a minimum width of 65' - 80' x 141'
depth. Access to the subdivision will be by an extension of Windchase
Drive. All public improvements will be constructed to current City of
Beaumont standards.
This item was sent to all interested parties. No negative responses
have been received. Engineering and Entergy did conditionally
approve the plat.
