Richardson, Planning Manager SUBJECT: Request for a preliminary plat of West Oaks Townhomes, Phase III FILE: Preliminary Plat - West Oaks Townhomes, Phase III STAFF REPORT The Planning Manager recommends approval of this request subject to the following: 1. Provide a hydrant layout that meets the approval of the Fire Marshall. 2. Provide the following note: 10. Dwelling lots shall be graded to drain to streets and shall not drain onto adjacent lots before or after structures are built. Schaumburg & Polk, Inc., the applicant, is requesting preliminary plat approval of West Oaks Townhomes, Phase III, a 2.6 acre, 14 unit townhome development. The subject property is located north of West Oaks Townhomes, Phase I. The subdivision will be served by an extension of Harbor Oaks Drive. Harbor Oaks Drive is a public local street with a 50' wide right-of-way and a 28' wide pavement. Extending off of Harbor Oaks Drive are two 28' wide private drives that will serve 12 units. All utility improvements will be constructed to meet current city standards. Prior to the final acceptance of public improvements, the Traffic Manager has stated that the developer shall be required to provide proof of payment for street lights. This plat was sent to all interested parties. The Fire Marshall has stated that the hydrant layout is insufficient. Exhibits are attached.
