SUBJECT: Consider a request for preliminary plat approval of The Crescent
on Walden, Section Two

STAFF REPORT
The Planning Manager recommends approval of the preliminary plat.
Leap Engineering is applying for preliminary plat approval of The
Crescent on Walden, Section Two, an 86.83 acre, single family
residential subdivision. The property is located north of The Crescent
on Walden, Section One.
The subdivision consists of 39 lots ranging from 1.026 acres to 1.954
acres in size. As is Section One, Section Two will be a private
development. All streets will be privately maintained and will be
built to City of Beaumont specifications. Only the water and sewer
will be dedicated to the City for public maintenance.
A number of the lots will back onto a 16.7 lake that is being
developed as part of the subdivision. Lakeside Drive, a 60' wide
private street with a 28' pavement width will provide access to the
subdivision.
This item was sent to all interested parties. No negative responses
have been received.
