Richardson, Planning Manager SUBJECT: Consider a request for preliminary plat approval of Springwood, Section 1 FILE: Preliminary Plat - Springwood, Section 1 STAFF REPORT The Planning Manager recommends approval of this item subject to the following conditions: 1. A sidewalk along RFD Road will be required. (Planning) 2. Show the principal dimensions of the right-of-way and pavement width of RFD Road. (Engineering) 3. Show the radii at proposed street intersections. (Engineering) 4. Submit and show drainage calculations for 5-year and 10-year frequency analysis. (Engineering) 5. Show all culvert sizes. (Engineering) 6. Show all dimensions on cul-de-sacs. (Engineering) 7. Reconfigure the cul-de-sacs touching the exterior property lines to allow full right-of-way and utility easements on subject property. (Engineering) 8. Submit hydraulic grade analysis calculations for 100 yr. frequency with a tailwater elevation equal to the top of the pipe of inlet 1 (Hydraflow Inlet Report). (Engineering) 9. Provide proof of payment for eight street lights and poles. (Transportation) Faust Engineering and Surveying, Inc. has applied for preliminary plat approval of Springwood, Section 1, a 12.4 acre, 47 lot single family residential subdivision. The property is located on the west side of RFD Road, north of Highpoint Addition. Springview, a minor collector street with a 60' wide right-of-way and a 36' wide pavement, will provide access. The Master Plan submitted with Phase One of Springwood shows a minor collector street providing ingress/egress for all phases of the subdivision. The proposed number of lots for the entire subdivision will be 102. With the platting of future phases, the City may require an additional stub-out into adjacent property to provide another ingress/egress point. In addition, future phases may require the dedication of additional right-of-way for the DD#6 Ditch to the northwest of the property. This item was sent to all interested parties.
