Richardson, Planning Manager SUBJECT: Consider a request for preliminary plat approval of Shammah Stone II FILE: Preliminary Plat - Shammah Stone II STAFF REPORT The Planning Manager recommends approval of this request subject to the following conditions: 1. Provide a 25' front yard building setback. (Planning) 2. Revise the preliminary plat to take Lots 11, 12 and 13 out of DD#6's drainage easement. (DD#6) 3. At the outfall pipe, show DD#6's standard erosion control details at the tie-in at Griffin Ditch. (DD#6) and with a variance to the maximum length for a cul-de-sac. Soutex Surveyors has applied for a preliminary plat of Shammah Stone II Addition. The property is located on the north side of Tram Rd. at N. Major Drive. Shammah Stone II Addition is a 13.4 acre, 22 lot, single family residential subdivision. Typical lot size will be 93' x 235'. The property will be accessed by Elton Lane, a cul-de-sac street with a 60' wide right-of-way with a 27' pavement width. All utilities will be constructed to city standards. The applicant is requesting a variance to the front yard building setback. The plat shows a 20' minimum front yard building setback. The lots have more than adequate lot depth and area to accommodate a 25' front building setback. The applicant is also requesting a variance to the maximum length allowed for a cul-de-sac street. The maximum length allowed by ordinance is 800'. Elton Lane is approximately 930' in length. The property backs up to a 140' wide DD#6 drainage easement. This item was sent to all interested parties. The Planning Manager is requiring that a 25' foot front building setback be shown on the plat. DD#6 has recommended approval subject to revising the plat by deleting those parts of Lots 11-13 that are within the DD#6 drainage easement. Exhibits are attached.
