Richardson, Planning Manager SUBJECT: Consider a request for a preliminary plat approval of Shammah Stone Addition FILE: Preliminary plat - Shammah Stone Addition STAFF REPORT The Planning Manager recommends approval subject to the following conditions: 1. Label easement at rear of Lots 1-40. (Planning) 2. Label size of water and sewer lines. (Planning) 3. Front building setback line must be 25'. (Planning) 4. Rename Jasmine and Minnie Streets. Already have streets with those names. (Planning) 5. Show radii of street intersections at Major and Jasmine and Major and Faith (tie-ins to TXDOT existing road pavement. (Engineering) 6. Label detention pond A Maintained by owner @. (Engineering) 7. Show street pavement and width. (Engineering) 8. Show right-of-way width. (Engineering) 9. Show radii of street pavement in cul-de-sac as well as at corners of Jasmine and Minnie and Faith and Winnie. (Engineering) 10. Under A Notes @: S All lots shall be graded to drain to streets and shall not drain onto adjacent lots before or after structures are built. S Storm water runoff from properties bounded generally by this plat will be accommodated by the storm water conveyances and the detention pond developed on the property as shown on this plat. S The City of Beaumont will maintain all storm sewer pipes, inlet structures and other storm conveyances within Jasmine, Grace, Minnie and Faith Street rights-of-way. The outfall and collection drainage facilities including open ditches, detention pond and piped outfall conveyances will be constructed and maintained in perpetuity by the owner/developer. Consulting Engineers, Inc. has applied for a preliminary plat of Shammah Stone Addition, a 24.13 acre, 72 lot, single family residential subdivision. The property is located on the east side of N. Major Drive, south of Tram Road. In July, 2007, the Planning Commission approved the first version of the preliminary plat for Shammah Stone Addition. The initial version had 90 lots and three curb cuts onto Major Dr. The approval of that plat has since expired. The new preliminary plat has been reworked to include 72 lots, a detention pond and two curb cuts onto Major. Exhibits are attached. GENERAL INFORMATION/PUBLIC UTILITIES APPLICANT: d.p.
