STAFF REPORT
The Planning Manager recommends approval subject to the following
conditions:
1. Name the three unnamed cul-de-sacs. (Planning)
2. Show the right-of-way and pavement widths. (Planning)
3. Identify the land next to Lot 51. (Planning)
Fittz & Shipman, Inc. has applied for approval of a preliminary
plat of Regent II Addition. The property is located at the
old Fair Park site.
Regent II Addition is a 19.6 acre, 83 lot, single family
residential subdivision. The subdivision is being developed
as part of the Beaumont Housing Authority=s $20 million HOPE
VI grant. In December, 2006, City Council approved a zone
change to RS for the subject property.
The property will be accessed by extensions of Averill, Regent
and St. Helena Streets and three newly built cul-de-sacs. All
improvements will be built to City of Beaumont standards.
This item was sent to all interested parties. The Planning
Manager has conditioned approval subject to naming the three
cul-de-sac streets and showing the right-of-way and pavement
widths for all streets.
