SUBJECT: Consider a request for preliminary plat approval of Park North,
Phase II

STAFF REPORT
The Planning Manager recommends approval of this preliminary plat
subject to the following condition:
Show location of the proposed water and sanitary sewer taps on
the plat. (Water Utilities)
Carroll & Blackman, Inc. is requesting preliminary plat approval of an
eight lot, single family residential subdivision. The property is located
on Park North Drive at Roadrunner Lane. Lot sizes for Phase II vary
from 55' x 150' to 63' x 150'.
The original 1974 development plans for Park North Addition called
for the extension of Roadrunner, Springdale and Park North over
DD#6 Ditch 902. Because of construction costs for these three
bridges, two were scrapped in favor of Park North crossing over DD#6
Ditch 902 to Homer Drive.
In this phase, drainage will be rerouted to a single inlet between Lots
23 and 24. While earlier phases had utilities at the rear of the lots,
this and future phases will have utilities located at the front of the
lots.
