Richardson, Planning Manager SUBJECT: Request for approval of a preliminary plat of Meadows Retirement Addition, Phase I FILE: Preliminary Plat - Meadows Retirement Addition, Phase I STAFF REPORT The Planning Manager recommends approval subject to the following conditions: 1. Name the street. (Planning) 2. The future right-of-way needs to be labeled as a 60' utility easement. (Water Utilities) 3. The sanitary sewer main will need to be an exclusive sanitary sewer easement. (Water Utilities) Fittz & Shipman, Inc. has applied for approval of a preliminary plat of Meadows Retirement Addition, Phase I, an 8.523 acre development located on the east side of S. Major, approximately 276 feet south of Pevitot. In January, 2007, the subject property was rezoned to GC-MD-2. In March, a specific use permit was granted for a nursing home on the proposed Tract 1. In November, a specific use permit was granted for an assisted living facility on the proposed Tract 2. This item was sent to all interested parties. No negative responses have been received. The Planning Manager has recommended approval subject to the street being named. Water Utilities has also required easements for the water and sanitary sewer improvements. Exhibits are attached.
